RERA Approval for Prestige Park Grove

The Real Estate Regulation and Development Act of 2016 authorised the establishment of the Real Estate Regulatory Authority, or RERA. It was developed to stimulate real estate investments and safeguard buyers without reservation. On March 10, 2016, the Rajya Sabha adopted the bill enacting the Act. The RERA Act went into force on May 1.

The laws necessary to implement the requirements of the Real Estate Act of 2016 were developed by the state governments. On October 31, 2016, the government announced the general regulations.

Why obtaining RERA is crucial

Both the buyer and the promoter can benefit greatly from RERA. These consist of:


1 Any quality issues must be fixed by the builder within thirty days of the buyer assuming possession, without charge, and within five years.
2 Because of RERA, there is a set procedure for calculating carpet area. Promoters are prohibited from using inflated carpet areas to increase prices.
3 In the event that there is a discrepancy between what the builder promised and what was actually delivered, the buyer shall receive a full refund of the deposit.
4 If a flaw in the title is found, the purchaser has the right to compensation from the promoter.
5 A builder is not permitted to request an advance payment from the client that is larger than 10% of the entire project cost.
6 Total disclosure of all project-related information is permitted to the buyer. Plans for the layout and status of completion are included.
7 Few developers work on several projects at once, lowering the likelihood of bankruptcy. Therefore, the project's designer transfers funds raised for one project to another. Due to the need that 70% of the funds be moved to a different bank account, it is impossible under RERA. After receiving an engineer's or chartered accountant's certification, you can take them.
